PHASE 1 RESERVED MATTERS SUBMISSION 

On the 27th Janauray 2021, the Braidwater Group submitted a reserved matters application for phase 1 of The Cashel, a new development on land to the west of the Buncrana Road.  

By way of a brief background, the subject site comprises lands within the Residential Zoning ‘H2-Buncrana Road West’ identified within the Derry Area Plan (2011). Following the grant of Outline Planning Permission on these lands in November 2018 (Ref: A/2006/0441/O), this initial Reserved Matters submission involves the development of 793 houses and also envisages the ‘part delivery’ of a high street to include a retail store, cafe/restaurant, retail units, office units, live/work units, gym and a community centre.

Significant Investment

The reserved matters application follows a pre application community consultation which took place towards the end of 2020 shortly after the Braidwater Group revealed overall plans for an investment of £450m in The Cashel.

The 100 hectare (c.250 acres) site, which is located at lands west of Buncrana Road between Whitehouse Road and Benview Estate in Coshquin, is expected to deliver over 3,000 new social, affordable, and private homes, and create a new urban village. This project represents one of the most significant investments in the north-west in recent years adding a net increase in the number of households in the city by around 8% over the life of the project.
